Bungalow Towns Exemplify Luxury Living

Thumbs

In Spanish, ‘Privada’ means private. In Guelph, it’s the name of Fusion Homes’ stunning collection of bungalow townhomes – now in its second phase of development – where scenic surroundings meet finely crafted living spaces.

“Privada is all about luxury. It is an absolutely stunning community with extraordinary ravine views, natural surroundings and expert craftsmanship that creates the ultimate haven of comfort,” describes Samantha Sutton, the award-winning builder’s marketing manager, listing empty-nesters and business professionals among Privada’s intended clientele.

Comprised of 46 luxury bungalow townhomes in Guelph’s north end overlooking the Speed River, gorgeous greenspace and a winding ravine create a sublime setting. Privada’s astounding $1.5-million landscaping package – inclusive of many cedar trees and a central parkette – is the first of many highlights. So is the community’s enviable access to fine dining, entertainment and shopping.

Through Privada’s elegant entry gates, residents and visitors alike will marvel at the lovely streetscape and handsome homes featuring stone and stucco exteriors, decorative full-glass front doors, ‘gallery’ style garage doors and decorative paving stone within each drive and walkway.

Six different floorplans include the 1,600-square-foot Loretto, the 1,650¬square-foot Turner, the 1,750-square-foot Clayton, the Senator and Stetson (both with 1,800 square feet) and the 2,000¬square-foot Palazzo. Each plan offers two bedrooms and a double car garage.

Every home, adds Sutton, comes with impressive upgrades such as nine-foot main floor ceilings, granite countertops in the kitchen, hardwood in the great room and dining room, ceramics, art niches and archways (as per plan), beautiful ensuites, soaker tubs in all baths, central air and HRV systems.

Energy efficiency is an added bonus with each and every home incorporating the builder’s award-winning E2 program (combining state-of-the-art construction practices and materials to enhance overall energy conservation) as well as extra insulation, low-E windows with Argon and high-efficiency water tanks.  Some homes include a covered courtyard, an ensuite for the second bedroom and a loft option, increasing the number of bedrooms from two to three.

The accompanying photos provide a sneak preview of the soon-to-open Unit #12 Palazzo model where Sutton points out the spectacular, open-concept main floor and captivating combination of above-average standards and available upgrades, such as slate flooring within the foyer and powder room and the kitchen’s oversized island.

“The kitchen and the island are very well-suited to large gatherings. We all know that when we entertain family and friends, everyone usually ends up socializing in the kitchen, and this set-up is perfect for that.”

The Palazzo also offers a formal dining room with studio walls and decorative columns, a dinette with optional cathedral ceiling, a wall of windows and ensuite within the secondary bedroom, a convenient main floor laundry and, in the master, a spa-like ensuite and walk-in closet.

The model will be open to the public soon.
