Fusion Homes Plans Historic Development on Former W.C. Wood Site

GUELPH, ON, SEPTEMBER 1, 2011 – Fusion Homes is pleased to announce that it will be redeveloping the former W.C. Wood manufacturing facility, a brownfield site located at 5 Arthur Street in Guelph. Lee Piccoli, Fusion Homes Chief Executive Officer, is planning a mixed-use development on the site that will breathe new life into the downtown core and the city as a whole, becoming a showcase for distinct urban developments and sustainable living.

“We believe that this project will be the most important project of the last and next 20 years in this city,” says Piccoli. “There is so much history on this site to preserve, and we will respect and embrace both the heritage building, which will be a focal point of the project, and the industrial character of the site.”

The development will be very urban with diverse forms of housing, new employment opportunities, street and trail connections, and open spaces for all of Guelph’s residents to explore. Purchased from Toronto-based Kilmer Brownfield Equity Fund that is handling the remediation of property, the site is approximately eight acres and is bounded by Arthur Street to the east, the Speed River to the west, Cross Street to the south and Macdonell Street to the north.

“The location of this land provides us with a great opportunity to reconnect people with the riverfront,” Piccoli says. “We envision this space being used for Guelph residents and visitors alike to come together and celebrate cultural and recreational activities; as a destination for families to gather; and as a hub of activity both day and night, with people working and living downtown and those making downtown a destination for dining, entertainment and leisure activities.”

Recognizing the importance of the Downtown Secondary Plan, Fusion Homes is committed to working closely with the City of Guelph and local neighbourhood groups to ensure that its project supports growth objectives for the downtown while preserving and respecting the eclectic character of St. Patrick’s Ward. Redeveloping this site is especially significant for Piccoli, as he has close ties to the community.

“The City of Guelph holds a special place in my heart; I was born and raised here and I am now raising my own family here,” he says. “I am thrilled to be heading up this project that will have such a huge and lasting impact on the area.”

The development on this site will be beneficial for all of Guelph’s residents, Piccoli adds, because it will incorporate the use of existing infrastructure, it will stimulate the local economy by creating jobs, and the remediation of this site will benefit the environment and enhance the vitality of this already thriving community.
